Uptown Real Estate
Although the exact boundaries of the so-called Uptown area of New Orleans
are often disputed, for our purposes it includes that portion of the
city bounded by Louisiana Avenue, the Mississippi River, Claiborne Avenue
and Broadway. The Uptown area began to show substantial growth by 1860
due to a series of land speculations, carving up old plantations for
residential land. By 1880, the district had encompassed the city of
Jefferson and Jefferson Avenue was its western boundary. In the 1880's
and 1890's growth continued, spurred on by speculation again, this time
through a series of private streets, Rosa Park, Richmond Place and finally
Audubon Place in 1898. When Tulane University moved to its current location
in the 1890's, the Uptown area gained new prestige. Through the early
years of the 20th century the area became more densely populated. The
Uptown area is the core of residential New Orleans and one of the largest
integrated neighborhood areas in the United States.
Undoubtedly, some of the most interesting real estate and architecture
in the country exists in this oak-shaded area near the Tulane and Loyola
University sections of the city. The streetcar runs along St. Charles
Ave. and provides not only transportation, but a charming step back
in time. Audubon Park, with its jogging paths, picnic areas and zoo
is only one of the amenities here. The housing in this area averages
nearly 100 years old and begins with unique shotguns and escalates to
massive mansions. Many properties provide not only wonderful main houses,
but also additional basement, garage or duplex arrangements enabling
extra income or additional family quarters.
